Aged roof is starting to leak.

The Master Roof team got a call from a homeowner in Milford, MA, asking them to take a look at the roof on their home. The home was built in 1917 and had been well maintained and updated.  But the roof was showing its age and beginning to cause problems. So the professional Master Roof team provided a full assessment, noting the following issues:

• Many shingles were cracked, missing pieces, and losing granules.

The existing roofing was clearly at the end of its useful life. So the decision was taken to replace the whole roof, utilizing top quality, contemporary materials to ensure that the new roof would last for years. This included new sheathing under the shingles. As was common practice in the early 1900’s, the original roof was constructed with wide boards under the shingles. And these boards commonly had wide gaps between them (often > 0.5 inches). So a new base of plywood sheathing was laid down to adequately support the shingles. Overall, the project included tackling the following items:

• Fully sheath the roof with new plywood underlayment.
• Adding drip edge to the edges of the roof and rake structures.
• Replacing the boot pipe sheathing with the Ultimate Boot Pipe to last the lifetime of the home.
• Replacing the chimney flashing with a three-layer process:
• The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick.
• Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing.
• Third, the team installed the counter flashing, made of lead flashing.
• Proper ice and water shield membrane were added to help mitigate any ice dams.
• The siding was updated along the rakes to include flashing where it meets the roofline.
