Problem

Buckling roof was leaking and causing significant water issues.

The Master Roof team received a call to inspect a home in Upton, MA. The owner reported significant water issues with the existing roof – there were leaks, water stains, and potential mold issues. So the team did a thorough inspection and noted the following issues:

  • Significant leaks in both the attic, as well as the home itself.
  • Improper installation of the existing roof has led to many leaks, rotting out the sheathing and possibly growing mold.

The root problem at the house was the installation of the existing roof.  The roof was many years old and worn out.  However, when it was installed, the previous crew used techniques intended for 3-tab shingles instead of the architectural shingles that were actually installed on the home.  This led to misalignment of the shingles and significant leaks.  Among the issues rectified were:

  • Worn out roof was replaced by quality roofing materials.
  • Shingles, including plywood, were lifting in some areas. The original roof was installed with no underlayment and used a racking system that is not recommended with architectural shingles. Therefore, moisture between the shingles and roof decking. This has caused significant leaks, rotting out the sheathing, and causing the entire roof to buckle and lift.
  • Mold on the existing sheathing.
  • Inadequate ventilation, leading to potential mold in the attic.  This was addressed by ensure clear flow from the soffit vents and installing new hip and ridge vents.
  • Interior water damage on the wall of the home.
  • There was a significant hole in the roof with daylight showing into the attic.  This was addressed by replacing the rotted and buckling sheathing.
  • Bathroom vents were going to the soffit and were rerouted to the roof to ensure a dry attic.
  • Water overflowing behind gutters, causing staining, rotting, and possible mold. The gutters were replaced and the fascia repaired as necessary to ensure no rot.
  • The step flashing along the siding was replaced to include an ice and water barrier.
  • Vent pipe replaced with Ultimate Boot Pipe which will last the lifetime of the home.
  • Exposed nails caused micro-leaks in the roof and were replaced with new roof system.
  • Incorrect valley installation - Weaved valleys were the correct way to install valleys before the architectural shingles came into the market. Unfortunately, a lot of roofers haven't been able to adapt. Architectural shingles need to be installed with an open valley more known as a cut valley. Manufactured specifications should always be followed when installing. In stalling them weaved can lead to leaks and wind damage because they would never lay flat.
